Ceiling Opening: How much does it cost?

A ceiling opening costs on average 53 € per square meter.

Usually, everyone is happy when the ceiling above their head is intact. However, during certain construction projects, creating a hole in the ceiling is unavoidable. Typically, this involves installing architectural elements like a fireplace, glass dome, or staircase. Additionally, a ceiling opening may represent a change of use for a property and may require a building permit.

For structural safety, a structural engineer (statiker) must assess the project before construction. While older buildings might have wooden ceilings, today almost all ceilings are concrete. Modern concrete cutting techniques and specialized equipment are required for ceiling openings.

  • Type and size of the opening

  • Support and bracing requirements

  • Material of the existing ceiling

  • Occupied or unoccupied property

  • Machinery and equipment

  • Debris removal

How to save costs:

  • Certain preparatory tasks, such as covering and taping windows and doors, can be done yourself.

  • The invoice from the professional company can be claimed for tax purposes as “household-related services.” Do not pay in cash, as the tax office may not recognize it.

Structural engineer costs:

All ceilings not only separate rooms but are also important for structural integrity. For a ceiling opening, a structural engineer must inspect the site beforehand. Costs start at around 500 €.

If the ceiling needs temporary support for structural reasons, additional calculations may be required, adding 800 € or more.
