Why You Need an Energy Certificate

Anyone selling or renting out a house or apartment must provide an energy certificate. This also applies to new buildings and extensively renovated buildings.

The certificate shows the energy standard of the building, how efficiently energy is used, and the type of heating fuel used. It also allows calculating energy consumption and costs.

The Building Energy Act (GEG) sets the standards used to prepare the certificate.

What Information Does an Energy Certificate Contain?

A typical energy certificate has five pages:

  1. Page 1: General information about the building (address, year built, method used to calculate energy).

  2. Page 2: Calculated energy demand (for demand certificate). Empty for consumption certificate.

  3. Page 3: Energy consumption (for consumption certificate). Empty for demand certificate.

  4. Page 4: Recommendations for modernization or renovation.

  5. Page 5: Explanations of the data and calculation method.

Energy Efficiency Classes

Buildings are classified from A+ (very efficient) to H (very inefficient).

When Is an Energy Certificate Mandatory?

  • Mandatory since May 1, 2014 for selling or renting.

  • Must be presented at the latest during property viewing.

  • Violating the obligation can lead to fines up to €15,000.

Which Certificate Do You Need?

  • Demand certificate (Bedarfsausweis): Based on calculated energy demand; objective evaluation; more expensive.

  • Consumption certificate (Verbrauchsausweis): Based on actual energy consumption; cheaper and simpler.
