Roof lifting: How much does it cost?

Raising a roof costs an average of 9,000 euros

The cost of raising a roof ranges between 6,000 and 12,000 euros.

More and more homeowners are choosing to optimize their living space by converting unused areas such as attics into additional living rooms.

In many cases, alternatives like adding an extension or developing a basement are not possible. In such situations, converting the attic becomes an attractive option.

By lifting the roof structure, homeowners can easily transform their attic into usable living space.

The total cost depends on several factors:

  • Scope of the preparatory work

  • Lifting and lowering of the roof structure

  • Building up the knee wall

  • Additional costs

What additional costs may arise?

Applying for a roof lifting permit from the local building authority may incur extra costs. In most cases, a structural engineer or architect is required. They assess the project, prepare the necessary plans, and submit them to the building office.

Often, after receiving the building permit, they also organize the tendering process for the roof lifting work.

Insulating the new wall sections is an important step. To prevent mold formation later, the same insulation as in the rest of the house should be used. Cold bridges must also be carefully avoided.

What should be considered when raising a roof?

Before planning to lift your roof, you should check whether your property is listed as a historic building. If so, your project might not be permitted or could involve expensive compliance requirements.

Additionally, local building plans may restrict roof alterations, meaning your request could be denied.

How is the roof lifted?

Raising a roof is a more affordable option compared to building an entirely new one. The so-called knee wall—the low vertical wall at the base of the roof structure—has a direct impact on the usable floor area of the attic.

If the existing knee wall is quite low, increasing its height by 20 cm with a roof pitch of 30 degrees can add roughly one square meter of living space per meter of ridge length.

If the knee wall is already high, lifting the roof may not be worthwhile since the gain in living area is minimal compared to the cost.

Exact costs for each phase vary depending on personal contribution, roof size, and project duration.

Before proceeding, you must obtain approval from the local building authority.

Step-by-step roof lifting process

Expose the roof beams
The built-in roof beams must be uncovered to lift the entire roof structure. Some of this work can be done by skilled homeowners.

Remove the chimney flashing
To prevent damage to the chimney or roof, the metal flashing around the chimney should be removed.

Lift the roof
This step must be handled by a professional company. Hydraulic pumps are positioned at several points to lift the roof evenly. Typically, the roof is raised between 0.50 m and 1.50 m.

Build up the knee wall
The lifted roof is stabilized using metal supports. The new knee wall is then built up, a task that experienced DIY enthusiasts can assist with. Afterward, the wall is plastered.

Lower the roof
Finally, the roof is lowered back onto the new wall, and the beams are re-embedded. Once completed, the attic conversion can begin.
